Where to Stay in Split, Croatia: The 2026 Neighbourhood Guide

The Key Question: Inside or Outside the Palace?

More visitors to Split stay inside Diocletian's Palace walls than anywhere else — it's romantic, atmospheric, and extraordinarily convenient. But it's not the only option, and for some travellers it's not even the best one. This guide breaks down every neighbourhood so you can make the right choice for your trip.

Inside Diocletian's Palace

Best for: First-time visitors, couples, short stays

What it's like: You wake up inside a 1,700-year-old Roman fortification, with the sounds of the city and the smell of the sea coming through your window. The streets are narrow limestone alleys. The cathedral is 200 metres from your bed. In the evening, the restaurants fill up around the Peristyle and the whole neighbourhood glows warm. It's genuinely like staying in no other place on earth.

The downsides: The same streets that feel magical at 7am feel crowded at 2pm. Street noise can be significant in summer (people, music from nearby bars). Many palace apartments are walk-up only — 3-4 floors of stone stairs. Parking is not possible inside.

Price range: High. Expect €80-200+ per night for a good apartment in peak season. The location premium is real.

Varoš (Marjan Neighbourhood)

Best for: Couples, travellers who value quiet + character

What it's like: Varoš is the old Croatian settlement that grew up alongside the Roman palace — narrow streets, stone houses, and a neighbourhood atmosphere that predates tourism entirely. It's a 5-minute walk from the palace, at the foot of Marjan Hill, and has the best selection of traditional konobas in Split. Quieter than the palace at night, more authentically residential.

Price range: Medium. Slightly cheaper than inside the palace for similar quality.

Meje & Spinut (Western Suburbs)

Best for: Families, longer stays, travellers who want peace

What it's like: A residential neighbourhood west of the old town with wide streets, parks, and proximity to Marjan. Mostly apartment buildings rather than old town houses. A 15-20 minute walk to the palace, or a quick bus ride. Less atmosphere but much more liveable for extended stays.

Price range: Low to medium. Best value in Split for longer stays.

Bačvice / Firule Area

Best for: Beach-first travellers, groups

What it's like: East of the old town, a 10-minute walk from the palace, immediately adjacent to Bačvice beach. This neighbourhood is where the beach bars and clubs are — busier and more party-oriented at night, but perfect if your priority is beach access. A lot of the Split nightlife is centred here.

Price range: Medium.

Žnjan & Eastern Suburbs

Best for: Families with children, budget travellers

What it's like: Žnjan is Split's longest beach — a kilometre of pebble and sand, popular with locals, with beach bars and restaurants along the promenade. The neighbourhood is residential and quiet. A 20-30 minute walk from the palace, or a short bus/bike ride. Best value accommodation in Split is often found here.

Price range: Low to medium. Often significantly cheaper than the old town.

Outside Split (Kaštela, Trogir, Omiš)

Best for: Travellers with a car, families wanting space and value

What it's like: Towns like Kaštela (15 min north), Trogir (30 min), and Omiš (30 min south) offer significantly cheaper accommodation than Split itself, with quick road or bus access to the city. If you have a car and want to use Split as a base for day trips rather than as your main destination, basing yourself in Trogir or Omiš can halve your accommodation cost while adding a charming location of its own.

Summary: Which Neighbourhood for You?

Coming for 2-3 days on a first visit? Stay inside the palace or in Varoš. Coming for a week and want to actually live in the city? Meje or Žnjan. Travelling with kids and want beach access? Žnjan or Bačvice. On a budget? Anywhere east of the old town, or outside Split with a car.
